關於Buyer Interest Letters Accompanying Offers

這週以前,買方要下offer的時候,我還是鼓勵客戶寫一封buyer’s letter,因為在提出具體數字的條件下,有時候感性的故事傳達,仍有機會觸動賣方的心,有時候是自我推薦,有時候則是說說自己與房子的連結,或者,只是單純地表達誠意,做個自我介紹,畢竟房子住久了,相對比較感性的人,有時候還是會做出感性的選擇。

但是…,現在情況改變了。

根據加州地產局的最新規定,這些信可能會造成賣方偏見、選擇上過度感性,或是如果信件提起種族、性別、家庭概況等等,可能會造成歧視的問題。

現在賣家如果要避免種族歧視的風險,能選擇拒絕買家出offer時寫信喔!

可以在收offer之前就提出要求,

賣方經紀收到任何offer,一定要present給賣家,如果不想收到買方信件,賣方經紀可以在我們MLS 平台明白表示, “Per seller instruction,
buyer letters that accompany an offer will not be presented to seller. If a buyer letter cannot be separated from the
offer, the entire offer shall be returned to buyer or buyer’s agent.”

如果買方經紀沒看到又一同送出有信的offer,可能會整個offer被退回。
