矽谷房地產經紀人簡明葳表示，最近區域搶房風潮自Shelter-in-place以來有增無減，主要是因為疫情的關係，多數人在家上課上班，不再需要通勤，購屋者對於空間與格局的要求，已經超過交通便利。通勤時間稍長的通勤房，成為新寵，像是Santa Teresa、Berryessa等，今年漲幅非常明顯，而超過Santa Clara County之外的Fremont、Dublin 與Pleasanton等，也是搶房熱區。
客戶買房需求也出現了一些變化，以往覺得3房就夠，現在希望4房以上，才能居家辦公、上遠距課使用；因為在家煮食的機會變多，對於廚房的要求提高；有超大車庫能改裝為健身房；而疫情增加改建房子的難度，Move In Ready的屋況更為加分。
Santa Clara County Number of Homes For Sale vs Sold，交易量看起來很穩定，我特別去查了MLS Santa Clara County交易間數 2017年總間數是15206，2018年為 13949間、2019年是13367間、2020目前一到八月成交間數為7757間，相較於2019年同期9013間還是相對少一些，但是從listing 間數來看，2019年一到八月總共有17825間房上市，2020年一到八月總共才12281間房上市，難怪一間美房難尋，然後房價暫時沒見跌勢。
