Sales Volume by Area 整年度不分房型,總銷售金額最高的地區在Sunnvale、其次為Gillroy& Morgan Hill一帶、 再來是Santa Clara,應該是新房銷售最多所致,中古屋成交間數並不多。
Sales by Price Range ($,000) 整個Santa Clara County 還是以買80-100萬美金、120-140萬美金的買房族群為最大宗
Number of Homes For Sale vs Sold 每個月上新房與成交件數,成交數據因為需要貸款的關係,通常會落後一個月

4 weeks prior to listing: in-person meeting at the property to assess the current condition and finalize upgrade/staging/landscaping plans

2 weeks to-go: order the listing sign, order HOA docs (if applicable), open an escrow account, obtain the title report, NHD (natural hazard disclosure) report, house inspection report. Start social media campaign and notification on Redfin/Zillow
While this might not appear to be an overly complex process, the devil is always in the details. Having an experienced agent who understands the current market, knows how to get the right eyeballs to see the listing, and quickly mitigates any unexpected/unforeseen issues during this whole process will ensure a smooth transaction at a great price!

美國總統川普確診新冠肺炎,再為後疫情時代投下震撼彈。其中,科技重鎮矽谷的房市表現,自3月開始宣布就地避難(Shelter-in-place)開始,房價竟不減反增。區域房市專家觀察,主因是供給量少,以及在低利率、多數人在家工作的高買房需求背景下,助長房價走勢。9月Santa Clara County 平均成交房價,創下2020年新高點約151萬8862美元。
平均房價走勢
根據MLS在10月1日的統計最新數據顯示,在Santa Clara County 平均房價不畏疫情影響,自4月平均房價為140萬9102美元一路攀升,7月創下次高點為150.5萬美元,直到9月又創下最新高點151.8萬美元。在平均成交中位數方面,4月為121.8萬美元,8月高點為125萬美元,9月最新數據則為123.1萬美元。
整個Santa Clara County房屋單月銷售總額也從3月的13.7億美元、到7月創下新高點為21.67億美元,9月最新數據則是21.28億美元。但若比較整體銷售數字,今年1~9月平均每月成交金額為14.8億美元,相較去年15.32億美元,顯見因為疫情,房屋交易量仍有縮水。
矽谷房地產經紀人簡明葳表示,最近區域搶房風潮自Shelter-in-place以來有增無減,主要是因為疫情的關係,多數人在家上課上班,不再需要通勤,購屋者對於空間與格局的要求,已經超過交通便利。通勤時間稍長的通勤房,成為新寵,像是Santa Teresa、Berryessa等,今年漲幅非常明顯,而超過Santa Clara County之外的Fremont、Dublin 與Pleasanton等,也是搶房熱區。
客戶買房需求也出現了一些變化,以往覺得3房就夠,現在希望4房以上,才能居家辦公、上遠距課使用;因為在家煮食的機會變多,對於廚房的要求提高;有超大車庫能改裝為健身房;而疫情增加改建房子的難度,Move In Ready的屋況更為加分。

Santa Clara County Number of Homes For Sale vs Sold,交易量看起來很穩定,我特別去查了MLS Santa Clara County交易間數 2017年總間數是15206,2018年為 13949間、2019年是13367間、2020目前一到八月成交間數為7757間,相較於2019年同期9013間還是相對少一些,但是從listing 間數來看,2019年一到八月總共有17825間房上市,2020年一到八月總共才12281間房上市,難怪一間美房難尋,然後房價暫時沒見跌勢。
