【矽谷的房子不要賣!除非…】

每一組計畫搬到外州的客戶,詢問我要不要賣掉房子,我95%會說:「不需要」,把矽谷的房留下來,未來可是你的養老金。

外州相同水平的房子,經常只有矽谷半價不到甚至更低,如果是工作遷移,薪水一定也不會差距太多,你在矽谷買得起房子,或持有一間房子,一定在外州也能相對輕鬆地負擔起另一間房子。

況且,矽谷外來的菁英很多,把房子出租,只要租金合理屋況不差都不太難,管理上也沒你想像地那麼麻煩,Zillow, Trulia, Craigslist, Bay123都是很好宣傳的地方,或是找個房地產經紀人代管。

然而,搬遷到外州,如果不是對當地已經非常熟悉,或者是有孩子,必須立即決定買房,也可以先租房半年、一年再考慮買房。

外州房子也會漲價,但是漲幅不如矽谷迅速,半年基本上不太會有大幅度漲幅,找一個當地熟悉環境的房地產經紀人,再好好討論買房計畫。

我附上灣區30年房價走勢,矽谷的房子只會越來越貴,除非你真的死心踏地不再回到矽谷,對這裡完全不抱期待,那你再找我賣房子。

如果你現在賣了房,賣在史上高點,但是,之後的走勢依然看好,我覺得以後很難再買回來了,尤其當初你買到房子的價格,現在看來是多美好,光是房屋稅,就比現在入場搶房的人少太多了。
