2018年5~8月矽谷房市行情報告

原來我的市況報告已經從月份變成季報(拍額頭)
實在是忙到沒有力氣寫文章啊!!
這應該是我的客戶們可以完全理解,有消息立即通報、有房屋立即帶看、有事情馬上處理…客戶的事情優先,寫文章就先放一邊啦!
尤其是這個八月,我交了五間房,其中三間是中古屋,兩間去年跟著買家一起排隊的房子,可說是去年的業績在今年實現。而中古房交屋過程出了點意外不說,還幫忙另一組客戶找了一家子可愛的租客。雖然日子過得有點混亂,吃飯常常是在路上快速來個麥當勞或越南三明治就解決,但是這數字創下個人紀錄,似乎也忙得不亦樂乎,工作上帶來的成就與助人的感動,已經大大超越收入這選項。
我沒有請助理,凡事親力親為,為的就是希望客戶在細微處都能感受到我的用心服務,當然也要怪自己多多少少有點工作狂,然後放不下心把事情交給別人🙄
好久沒寫文章,今天難得空檔想聊聊市場概況,我日日看房不間斷,當然我不可能天天外出看屋,不過天天刷手機、查MLS看每天上市房則是專職經紀每日必做的工作。
這幾個月觀察市況的結果發現,市場上買家其實還是不少,有剛需但是面對利率高、房源少的結果,總是會稍有猶豫,市場從五月Memorial Day瞬間冰凍以來,七月在國慶日之後稍有回溫,九月也稍有熱絡回升的跡象,但是瘋狂搶購的情況已經不復見。市況緩解下來時,出手不若也不必像今年三月之前積極。
漲多整理是必要的,這一個月以來,建商的新房有適度調整價格,漲幅不如去年激烈,中古屋市價則有點亂,我幫客戶買的房子已經不是用今年的成交價,甚至用去年的價格買到房子,買賣雙方的拉鋸戰在市場上非常明顯,僵持不下的結果,只要有點耐心,這兩個月看來多是買方得勝,當然也有賣方選擇直接下市,再待好時機賣房。
如果有在看房的都知道,房屋一定不會十全十美,總有地方需要調整、修繕,市面上缺點越多的房子以前矇著眼搶購,現在則是好殺價,如果不是太大的缺點,像是電塔第一排、高速第一排等等,還是有機會用好價錢買到好房子的。當然每一間房的屋況、屋主、買家的組合都不一樣,結果也非常多元。
昨天為了一位人在台灣的客戶看了矽谷中心百萬以下兩房,看房人潮有點零星,listing agent甚至不諱言說,有offer就滿意啦,加價率預計不到5%。我也看了幾間高價位的房,看房人數寥寥可數,看來上市時間要繼續拖長,期待有緣人。

四個在矽谷選擇買新房的理由

九月我寫了這篇文章矽谷房產筆記/在矽谷排隊買新房 

現在我跟許多買家們繼續排著隊,等待買新房 (指的是建商全新開發、沒人住過的房子)

這篇我要寫一下為什麼最近我很推薦客人買新房,以及市場推案概況,原因有幾項,也許等待是值得的。以下內文,只要點入建案名,都可以直接連結到建案網頁。

第一、價格固定:搶房搶破頭,2017年在矽谷南灣買房,尤其是首購族的60~120萬價格範圍內,競標總價多是要高於周邊近兩個月成交價的5~10%才能標到房,如果Listing agent 很盡責地無限counter,很多人可能會投標數次卻沒有買到。最後結果總是會超出預算,甚至可能被price out 退出市場,與其這樣,不如看好幾個社區,老老實實排隊等release,還有新房可以住。

第二、時間寬裕:大部分在南灣的建商會在建好地基之後就銷售,至少都還有大半年時間可以等待資金到位跟調整貸款,先把家人的gift funds轉到美國,放上兩個月以上,只要保持信用良好,不在貸款期間換工作,都會順利成交。

第三、邊等新房邊看房:排隊買新房並且一邊投標下中古屋的offer是沒有牴觸的,既然pre Approval都已經被pull credit了,那就一邊排隊買新房等待機會吧。多數建商也可以接受現有的pre approval letter買房。如果可以接受中古房的屋況,雙管齊下會更早買到房子。

第四、格局、地點選擇多:南灣目前新案從70萬元起到140萬元的產品為最多。建商很聰明,現在都是賣Condo/ Town house style condo,高價位或是稍微偏遠的區域才有Town house/ Single Family。

目前還在銷售的房子,南至South San JoseIndigo 4房80萬元Milpitas Capitol (Great mall parkway) & Montague Expressway 其實就是在BART附近就有好幾個建案,Somont/ Centre Pointe /Elison Park 產品規劃很多元,社區也各有不同特色。Milpitas還有一個Coming soon的 Prynt,我可以幫你約到搶先跟Sales manager見面喔!

Berryessa KB HOME的APEX 兩房Condo 85萬元起,Santa Clara City的 Madison Place已經快交屋,明年預計二月將在Santa Clara downtown推出Gateway,我很看好這塊區域的潛力,逢人必推薦。Pulte的 Saverio正在Pre selling…

Sunnyvale大案子就是百餘戶規劃的的The Vale  依照大小與建材等級分為兩大部分ECHO & NEXUS,最新價格從135萬元起,雖然是整治過的工業用地,銷售速度也算順暢。

賣了一陣子的Sandalwood 這周末(11/11)會有新的release,2房從120萬元起一直到4房150萬元左右,剩餘戶數不多,陸續到明年一月、二月會釋出model home。

如果你不喜歡超大型社區,Sunnyvale最新要推出的CLASSICS at Evelyn Place可以給你參考,這裡距離downtown很近,周末有farmers market,Sunnyvale downtown一直在更新,周邊要啥有啥,生活機能很方便,社區總共42戶,從3B2.5B到4B3.5B都有,3房還有有陽台的版本,預計12月開始銷售,屆時又是一場排隊搭帳篷的考驗戰。

至於Mountain View的Radius 還在讓人繼續標售,社區共計206戶,目前還有大約60戶待售,與他人不同是Pulte銷售方式很多元,有些是現場抽籤,有些則是上網競標,Radius採取競標模式銷售,加價率大約10%。 Sales office也沒有, model home也沒有,銷售過程只需電腦競標,這是一個未來的銷售模式?!

 

Mountain view的SierraPoint 12/2日正式開案,規劃相對大面積的3~4房總價1.6M起,學區是Theuerkauf Elementary, Crittenden Middle, Los Altos High School.

Classic的新案Permanente Creek 距離Sierra Point非常近,社區都是三層樓Townhomes,但是屬於Condo的地目,總價從 1.3M~1.8M,學區是Monta Loma Elementary , Crittenden Middle, Los Altos High School。

 

1101 West Model Home精華區的1101 West,走入社區感覺像是進了San Francisco的新建房,建材等級較佳,當然價格也是高水平,面El Camino Real使用三層窗以隔絕噪音,多數戶別看El Camino Real樹梢或有後方校園景觀,銷售已近尾聲,剩下的studio開價75萬元,格局並不方正,不好使用。剩下2房樣品屋,位於2樓,預計2018年1月上市供大家標售。

除了南灣這些社區,我也跟客人到Fremont  Union CityHayward. Fremont 新案可就多啦!Condo產品有Pepper tree、距離鐵道很近的Renato而建商Robson home的Single family 從1.2~2M的豪宅都有。 Newark Bay shore 系列,則是大型造鎮開發,價格很實惠,產品種類多,但是生活機能還是不夠好。

三谷地區我也陪同看房,San Ramon有知名的建商造鎮Wallis Ranch,只是8月旁邊曾經火燒山,Gale Ranch我覺得距離高速稍遠,如果喜歡高爾夫,可能會感到興趣,附近有兩個Golf course跟一個driving range。

Pleasanton的新房多是獨棟大戶社區,最近看了面積在當地相對小一點的Andares 社區介於一堆辦公室中間,所以晚上跟周末非常安靜,社區對面就是中學,價格從85萬元起可買三房Town house,如果已經有塞車的心理準備,又想買全10分學區的首購族,這裡是個好選擇。


新房多、價格範圍也廣,因為地點有異,產品設計也各有優缺像是Indigo雖然物美價廉,但是回家會經過墳墓公園,你會介意嗎?  目前建商說剩下45戶左右,只想賣給真正的home buyer not investor,如果真能實行,是再好不過。

如果你對南灣新房有興趣,要有等待半年到一年的心理準備,東灣大概三個月到半年,三谷地區可能已經有新建房可以立即入住,請注意!看新房第一次踏入銷售中心一定要與我同行,第一次造訪一定要與我一同填寫登記表格。

2017 8月、9月矽谷房市行情報告

 

八月、九月的市場行情報告,反應的正是今年暑假的市況,我的Broker說,今年的房市是前所未有的熱烈,其實觀察周末看房人潮、下offer數,以及下列表格所呈現的Days to Sell (上市到成交所需天數),包括加價率也維持高檔,市況依然是供不應求,且相較於去年同期的成交量,其實listing數並沒有減少,成交天數減少許多,可見市場買氣非常濃厚。

最近在Sunnyvale看房,很多賣房主都是離開矽谷到外州、退休族群,房價維持高檔,換房者減少,其實不利於房市健康。 每一位將要買房的人,我都會告知,現在可是歷史高點,謹慎入市。但是如果你問我,房價會不會跌,目前經濟大環境很樂觀,矽谷就業機會多,有「信心」買房的客戶群不減,即使升息傳聞不斷,估計現在到明年房市,依然會溫和上漲。

投資房 管理資訊 SJ Multiple Housing Inspection Program

你想在美國買公寓出租嗎?
管理的困難度可能超過你想像。
今天公司開課,討論San Jose「Multiple Housing Inspection Program」
以下所有的Multiple Housing都是指3 units 以上的property, 兩個unit的duplex, single family不在此限。
San Jose除了今年6月上路的Rental Control已經從8%降到5%,還有更多的管理辦法,促使房東要定期保養出租房,修繕管理等等。
Rental Control 5%意即每年租金漲幅不能超過5%,年漲一次,但是建築物若有更新裝修等提高成本處,可向City申請房租漲幅特殊許可。
至於Multiple Housing Inspection Program房屋安全檢查,聯邦政府每隔5年會派人檢查,若有特殊program,還會有特殊檢查。SJ city依照社區分級3~6年就會檢查社區一次,通常會在一個月前通知,檢查項目非常非常繁雜,但主要都是為了租戶的居住安全與權益。
除了常見的廚房、熱水器安全檢查,還有黴菌、逃生設備老舊、每個出租房間都要煙霧與一氧化碳偵測器等,甚至有許多常被忽略的項目。
舉例來說:
(1)門口把手距離地面過高,因為這樣火災發生時,趴在地上的人可能無法打開門把逃生。
(2)打開門,門後不能堆放東西、鞋櫃等,以免發生火災時,門無法全部開啟,妨礙逃生。
(3)老舊油漆、門廊、屋頂需要更新維修
(4)停車場要鋪水泥,如果是泥土地,怕汽油滲到土裡會造成汙染等急需改善事項。

想投資房地產,請詳細了解每一個城市的管理法規與辦法,雖然租金高漲,想當房東可要先做功課,千萬不要被投報率給迷惑,後續還有很多管理、維修、保養等成本,每一個城市都有不同的需求,都需要將時間與金錢成本計算在內。

2016矽谷房市放暑假!

今天是9/1號,剛好把7月+8月的房市表現寫一寫,在還沒看數據之前,先跟大家聊一聊最近市場上的心聲,這兩個月我遇到最多人問我「房價會不會跌?」

我在六月跟七月時跟大家說,目前沒有跌,但是有機會撿便宜,不用加價太多,想買房的請把握機會! 

為什麼呢? 因為暑假大家都去度假了啊!比較少買方在市場上,特別是美國國慶日時,城裡好像少了幾乎快一半的人出城,因此有不少人在七月初下手,買了個好價錢,當時產品不多,但是因為競爭少,加價率不會太高,甚至在市場上太久的房子,可以用listing price 或是低於 listing price買到。

我就有客人用現金搶到低於市價5%且五天成交的個案。

不過8月時市場上又回歸4月份時的熱絡,我們可以在部分城市看到加價率又回升的案例(像是Palo Alto, Cupertino, Santa Clara, Mountain View等,請參考下面房價走勢圖),顯示市場稍微回溫,尤其是精華區、好地段域表現更加明顯。

  • 淡季要來了!

本周的長周末(Labor day weekend)是傳統旺季,照理說,市場上會有大量房子推出,但是至今看來是還好,也呈現往年銷售量到九月就開始收縮的型態,秋冬之後,本來就是矽谷房市淡季,但是也是有機會撿到便宜的季節,房價總是在10~1月份穩定,甚至有時候能用可以用listing price 或是低於 listing price買到,直到2月就開始跳漲10%,已經連續好幾年均是如此,想買自住房的,請把握秋冬的機會,但是能選的房子也會相對減少許多

房市從2008到2016年至今,目前漲幅突破100%,目前市場上買方加價力道已經衰退,但是為什麼房價沒有下跌?主要是股市近半年驚驚漲,目前仍處於高點多空交戰,矽谷房市多數為工程師、創業家等買方支撐,股票的價值對於此類型買方顯得相當重要,因此股票若位於高點,房價很難出現大幅轉折。

很多人問我要不要買房,老話一句,如果是長期持有,在矽谷可說是越早買越好,除非你的租金遠低於行情,或是還沒有真正的實際需求,像是結婚、生子等等,早知道早點買,這是矽谷房市的硬道理。

  • 奉勸大家一句,買房之後,請把Redfin, Zillow給關了,因為這一兩年是不會有太多變化的,就算有,未來還是修正之後往上走勢,現在房價多少錢都與你無關,請你要賣的那天再來關心就好。

 

接下來看看區域表現! 加價率與成交日期有短期震盪都屬正常現象,每個月成交產品多元,都會有所影響,主要還是要回歸房價走勢大格局!
