來看看數據，三、四月的成交數據是南灣二、三月的交易數據跟買氣，因為疫情的關係，今年Santa Clara County的四月的交易總額創了2013年以來的新低點，各行各業瞬間停業，我想這交易量瞬間滑落是可預期的。
首先是整個Santa Clara County的加價率與銷售所需時間，我第一眼看到表格時，覺得咦? 市場有這樣好嗎? 後來想想，我覺得去化天數的縮短在這裡並不是很精確，因為很多沒賣掉的房子都取消或暫時下市了，MLS也關閉了計算天數功能，說三月的買氣意即四月的數據變好(尤其是去化天數減低)，並不是很公道，所以這次的數據，大家參考加價率就好，除了加價率有參考指標，價量方面，交易量瞬崩也是精確的，但是交易價格依然沒有顯著的跌幅。
