股市熔斷+疫情下的 矽谷房市概況 5

(一直在想這個題目該不該改,免得股市不停熔斷…)

房市又有新鮮事嗎? 有,其實還蠻重要的,而且是為了在疫情下買賣房屋的民眾,這是為了維護買賣雙方權益,但是也給交易增加了不確定性。

必須給加州地產局拍拍手,在疫情的影響下,迅速研擬出這一份文件 COVID-19 Addendum,馬上給所有經紀上課。

但是這文件適用於3/17之後要買賣房屋者使用,接下來我們要下offer時,都會與客戶討論並解釋 COVID-19 Addendum 內容。而現有合約並不一定要加入這項副約。

文件主要有幾大要點

第一、

Buyer and Seller agree to postpone Close Of Escrow by up to 30 or __ Days to accommodate Unforeseen Circumstances, after which either Party may cancel the Agreement and Buyer’s deposit shall be returned to Buyer,
minus fees and costs incurred by Buyer. No Notice to Buyer or Seller to Perform (C.A.R. Forms NBP and NSP) nor Demand to Close Escrow (C.A.R. Forms DCE) shall be required.

第二、

口 If checked: Buyer and Seller agree notwithstanding that Buyer may have removed their loan contingency, if Buyer’s
inability to fund their loan and Close Escrow is due to Buyer’s loss of income from COVID-19 related issues, then
either Party may cancel the Agreement and Buyer’s deposit shall be returned to Buyer, minus fees and costs incurred
by Buyer. No NBP or DCE shall be required.

第三、

口 If checked: Buyer and Seller agree to mutually cancel the Agreement and Buyer’s deposit shall be returned to Buyer, minus fees and costs incurred by Buyer.

第四、 如果因為疫情關係必須延長close時間、或是檢查時間等等,可以使用此表格。

向下修正2020年預測,但幅度不會很大

財富效應將影響市場豪宅市場與投資房市場。

但這項經濟數據仍然具有彈性:2月份消費者信心仍然較高,不過大多數調查是在病毒加劇之前進行的。如果消費者失去信心,衰退風險就會增加:金融市場的損失不僅會影響家庭財富,而且有可能破壞實際經濟增長。

然而動蕩的金融市場使房地產相對更具吸引力

投資者尋求資產避風港,對金融市場可能進一步下跌的擔憂可能會改善房地產前景。

抵押貸款利率可能進一步下降,也可能對房地產有所助益。
