2016/9月 矽谷房市放完暑假 續加溫

9月自開學以來,忙碌不間斷,今天偷了個空檔,寫寫9月行情,去年有一個柯小姐寫信告訴我,我的文章對她很有幫助,前幾天成立FB粉絲頁,一個在台灣專職當地產投資家的陳先生也跟我說,我的部落格很札實,對他了解矽谷房地產很有幫助。謝謝你們的鼓勵。

前陣子李國修的女兒出嫁上了新聞版面,我一直很喜歡李國修說的一句話:「人一輩子能做好一件事,就是功德圓滿」,也不斷告誡自己盡責、盡力,除了對房地產真心感興趣,其他的,真的就是一個理念:「誠實」。

也許是新聞(房地產線)記者出身,對數據敏銳度與正確度要求很高,分析數據、讓房地產資訊輕易可讀,是我這十年來一直在做的工作。

所有部落格內容都是我從加州房地產銷售系統MLS的內部數據資料,美國房子銷售透明且公開,只要產權有所變動,銷售價格與第一次的貸款金額,都會登記在縣市政府,所有人都可以查的到,精確至門牌地址與產權持有者、貸款人姓名都是公開的,與台灣模糊的房價透明化仍有段差距。

 

回到正題,10月顯示的最新銷售數據,是9月的市場狀況,上個月我提到 下個月加價率肯定又回來了,驗證MLS系統公開數據,果然沒錯,主要是暑假過完,對於矽谷房市來說,又是一個新的Peak, 一直要到感恩節,房市價量才會稍有喘息,依照目前的買氣看來,下個月一定會再創新高,銷售天數縮短,加價率回升,期待下個月我的文章吧。

Cupertino房價已高,進一年來銷售量並不大,

但是線圖看起來沉寂一陣子的Cupertino 寶刀未老,繼續旺。
