成交天數 減少一天,市場熱度未減,微加價率微幅跌落從109.1%跌至107.9%,顯示房價仍在高檔盤旋,未見跌價趨勢

主因應是Cupertino房價過高,排擠效應讓不少家庭寧願往外退,畢竟94087, 94086等部分Sunnyvale仍有好學區環境

加價率不減反升,從105.2% 上升至106.1%,幫客戶找房子的時候,我也可以明顯感受到Berryessa地區的「熱度」所在!

South San Jose成交量少,數據參考值較低,

唯數據可明顯看出成交量與購買力在此區是很低的,房市不熱門,學區分數低,就會影響未來轉手力。
